MARKET SYNOPSIS Q2 2026

NOTE:  Figures are from the Enchanted Circle (Taos) MLS excluding Angel Fire, Black Lake, Chama, Eagle Nest, Red River, Rinconada, Dixon, Other. This is because the greater Taos Valley area is our primary market.

Residential Single Family
Average Sales Price: At the end of 2025 (12/31), the average sales price had surged from $621,175, up to $650,413.  This had been a steady climb since 2014 with the big jump in prices during Covid.  2026 has seen its first decline in the average prices:  

Q1 dropping to $564,207.  Q2 sees an uptick to $597,697.  DOWN from 12/31/2026 -9%.  UP since 3/31/26 +5%.

Units Sold:  Compared to this time last year (6/30/25) with 103 units sold, unit sales are UP 24% at 6/30/26 to 128.  One needs to look at the number of sales within each price range to understand the average sales price dropping.  The biggest difference in units sold is the $301,000 - $400,000 price range, last year there were 8 sales, this year 22 sales.  There has been a decrease in $1M+ units sold from 9 sales to 7 sales.

Absorption Rate:  The % rate of active listings to sold listings within a period of time.  Currently the absorption rate is 13 months for the single family market.  Q1 had a 10 month rate.  The end of 2025 had a 9 month rate.  It is steadily increasing.

Price range of $301,000 - $700,000:  9.5 month absorption rate.  Price range of $900,000 - $1M:  50 month absortion rate.  Price range above $1M:  46 month absorption rate.

DOM:  averaging 151 days

% of Original Listing Price Sold:  91%

Residential, Condos

No new builds.  Only existing condominium projects in the Town of Taos, Upper Colonias (Quail Ridge and area), and Taos Ski Valley.  The first condos in Taos are now dated 1970's.  Most have been renovated, some still have the old avocado green and harvest gold color schemes.  Taos Ski Valley boosted the average sales price with newer and modern condo projects in recent years.  

Currently, it is all about reslae.  Units sales hit a low of on 49 condos sold in 2025, matching 2012/13 coming out of the market crash of 2008, (compared to 92 sales in 2012).  Unit sales YTD:  16

Average sales price:  $393,812.  Down from $420,762 on 12/31/2025 to $393,812 on 6/30/2026.  

Land

Building sites <5AC:  Due to restrictions, high cost of development and construction, Taos has no new subdivisions, except for beyond UNM.  Prices and number of sales are similar to 10-12 years ago.  Average sales price is $76,612.  This is down from $125,171 (12/31/2025).  Pending land parcels are average $97,000.  Units sold :  38. 

Total land units sold in general, has seen a decline.  Looking to see more activity in the 2nd 1/2 of the yar to have unit sales match 2025 totals.

Commercial

Only 2 sales YTD:  1 Business Only.  1 warehouse w land.  Most commercial properties are done outside MLS.

Total Market

Sales Volume:  The past 4 years have held a consistent sales volume in the 1st 1/2 of the year.  Units Sold:  With 212 total units sold thru 6/30/26, we might see some consistency with the figures of 2025.  Much of the market is returning to a normal Taos market of pre Covid.  We will wait until December 31 to see those numbers.
