Average Sales Price: $564,207.

Units Sold: 61.

  • UP +22% from 50 sales on 12/31/2026

This is the 1st down pricing we have seen since 2020 (Covid). It compares to 2021-2022. The increase units is affecting the average price with a +71% increase in sales between price range $300,000 - $500,000. There is an increase in units in the $700 – 900,000 range but it does not override the decrease in sales above $900,000. (with no sales above $1.2M)

Luxury Market: (defined as the top 10% of the active market): currently > $1,450,000.
The higher end luxury property market above $2M is quiet so far in 2026. LY with 6 sales, 2026 with 0. Between $1M -$1.5M, there is an absorption rate of 23 months with 23 active listings and just 3 sales YTD.

Financing: over ½ of buyers are using conventional lending.
